Land rent in Tanzania — what every landholder pays

All holders of a granted Right of Occupancy (ROC) in Tanzania pay annual land rent to the Ministry of Lands. Rates are set by use class (residential / commercial / industrial / agricultural / mixed) and zone (Dar Zone 1 commands a multiplier; rural is the floor). This calculator gives an indicative figure — for the precise demand, the Ministry sends a yearly assessment to the registered titleholder.

Filing & deadlines

  • Due date: 30 June each year.
  • Late penalty: 25% of the assessed rent.
  • Title at risk: persistent non-payment can trigger forfeiture proceedings.

How to pay

  1. Receive the demand notice from the Ministry of Lands or pull it from the e-Lands portal.
  2. Generate a TRA control number against the demand.
  3. Pay at any commercial bank or via mobile money.
  4. Retain proof — required when transferring the title or applying for a mortgage.

Disputing the assessment

If you believe the use class or zone is wrong, lodge an objection at the District Land Office within 30 days of receiving the demand. Common wins: misclassified mixed-use, outdated zone reclassification.
