What the BUYER pays

- Land Registry transfer: ~0.1% + fixed fees.
- Lawyer: ~1% of price for conveyancing.
- Property valuation by a registered valuer: TZS 300k–500k.
- Survey / certificate updates: ~TZS 200k.
- If mortgage: additional 1% stamp duty on the mortgage instrument + bank arrangement fee.
What the SELLER pays
- Capital Gains Tax: 10% (resident) or 20% (non-resident) on the gain — see Capital Gains. Title cannot transfer without CGT clearance.
- Estate agent commission: typically 3–5% of price.
