The headline price of a Tanzanian property is rarely the final cost. Buyers and sellers each pay ~5–8% on top of the price in fees and taxes. Here's the realistic full picture.

What the BUYER pays

  • Stamp duty: 1% on the price (see Stamp Duty).
  • Land Registry transfer: ~0.1% + fixed fees.
  • Lawyer: ~1% of price for conveyancing.
  • Property valuation by a registered valuer: TZS 300k–500k.
  • Survey / certificate updates: ~TZS 200k.
  • If mortgage: additional 1% stamp duty on the mortgage instrument + bank arrangement fee.

What the SELLER pays

  • Capital Gains Tax: 10% (resident) or 20% (non-resident) on the gain — see Capital Gains. Title cannot transfer without CGT clearance.
  • Estate agent commission: typically 3–5% of price.

Tips that save money

  1. Don't undervalue the contract — Lands officers re-value at market and back-charge.
  2. Joint ownership saves stamp duty in some scenarios — ask your lawyer.
  3. Negotiate agent commission — 3% is standard, 5% is high for premium properties.
